The Full Strip and Wax Process
Three steps, done in sequence. Every step is required for a result that lasts. We do not skip the strip, we do not cut corners on dry time, and we do not stop at one coat.
Strip
We apply a professional-grade chemical stripper that breaks down and lifts old wax, finish buildup, and embedded grime from the surface. This is the step that most in-house cleaners skip, and it is why floors that get "cleaned" regularly still look dull. You cannot put good wax on a bad foundation.

Deep Clean
Once the old wax is off, we do a thorough scrub of the bare floor surface to remove any remaining residue, soil, and discoloration before the new finish goes down. This step determines the final appearance of the wax coat.

Wax & Finish
We apply multiple thin coats of commercial-grade floor finish, allowing each coat to dry fully before the next. Thin coats bond properly and build to a deep, durable gloss. We close with a high-speed burnish to bring the surface to full shine.

Floor Types We Restore
Different floor surfaces require different chemistry and technique. We match the process to the surface every time.
VCT (Vinyl Composition Tile)
The most common commercial floor. VCT is porous and requires regular strip and wax to maintain its appearance and durability. Without it, the surface oxidizes, yellows, and holds dirt in the surface pores.
Luxury Vinyl Plank & Tile
LVP and LVT require a specific low-buildup finish, not traditional floor wax. We use the correct product for the surface type so you get the gloss and protection without clouding or peeling.
Linoleum
Natural linoleum floors respond well to proper stripping and finishing when done correctly. We use pH-neutral chemistry and the right pad abrasion level to avoid surface damage.
Ceramic & Porcelain Tile
Tile itself does not take wax. We clean and maintain tile surface buildup as part of a general floor restoration service.
